TERMS AND CONDITIONS:Please carefully read the Terms and Conditions that apply between Source Enterprises (the property manager) and
you (the Visitor) for the booking of your property for short-term vacation or longer term rental accommodations.
1. Booking and Payment
Holding Deposit: 25 % of the total amount (including taxes) is required upon booking.
Balance: The balance of the total amount (including taxes) is payable 30 days prior to the Arrival Date.
Failure to make theses payment by the specified dates may result in cancellation of your booking and will be
subject the Refund Policy below.
All rental payments are to be made to "SOURCE ENTERPRISES" and will be subject to the terms set out below.
A residential lease may be required to be completed for rentals longer than eight weeks.
For credit card transactions, a credit card service fee of 3% is applicable on the processed amount.
2. Refunds Policy
If a cancellation is made less than 30 days prior to the Arrival Date, no refund will be available. However, if
Source Enterprises is able to re-let the property for the same period at the same price as that charged to the
canceling party, then Source Enterprises may refund a portion of the payment (excluding the Holding Deposit)
made by the canceling party.
If a cancellation is made more than 30 days prior to the Arrival Date, only the Holding Deposit will be retained by
Source Enterprises. 3. Number of persons accommodated The maximum number of persons that may be accommodated at the Property is specified in the respective property Details, as outlined in this website, and is defined by appropriate bedding provided at the property. Source Enterprises may require that either excess persons vacate the Property or impose a pro-rata charge. 4. Arrival Properties will be available after 5 pm on the Arrival Date, unless otherwise agreed in writing prior to arrival. 5. Security Deposit and Property Damage A Security Deposit of equivalent to 10% of the total rental or $500 whichever is the greater will be required by Source Enterprises 30 days prior to the Arrival Date. The Source Enterprises Manager has the authority to deduct moneys from the Security Deposit if necessary and as required to repair any damage caused by the Visitor, or deduct the required monies from the Visitor’s credit card, or invoice the Visitor by email, fax or post. For bookings greater than 8 weeks, the amount of the Security Deposit may vary and will be advised at the time of booking. The balance of the Security Deposit, after deductions (if any), will be remitted to the Visitor at earliest convenience following assessments after vacation. 6. Furniture and Effects at the Property The Visitor may not remove any of the furniture or effects from the Property and will be liable for any furniture or effects damaged or missing from the Property. 7. Liability Source Enterprises will have no liability for any loss or damage, financial or otherwise whatsoever incurred by the visitor in booking and staying at any Source Enterprises Property. Source Enterprises will have no liability for the Visitor’s personal Property left on the premises. Source Enterprises will endeavor to describe the Property and its position to the best of their ability and in good Faith. No liability or damages will be accepted by Agents or Source Enterprises for mis-interpretation. 8. Conduct The Visitor shall maintain and leave the Property in a clean and tidy condition, or failure to do so may result in an additional cleaning fee being charged. The Visitor shall not be guilty of conduct which is a nuisance or annoyance to adjoining or neighboring occupiers (e.g., loud music) and will comply with the By-Laws that apply to the Property. Animals of any kind are not permitted unless expressly agreed in writing by the Manager. The Visitor shall not sublet or assign the Property or any part of it. 9. Right to inspect the Property and re-enter the Property Source Enterprises has the right to inspect the Property at any stage during the booking period. Reasonable notice will be given by the Agent for the inspection unless the Agent has reasonable grounds to Believe that the Property is being damaged or at risk. Inspections may be of reasonable duration. In case the Property is on the market for sale during occupation by the Visitor, the Visitor will allow access for inspection by appointment. If the Visitor breaches any term of this agreement the Source Enterprises Agent may re-enter the Property. 10. Departure The Property must be vacated by the Visitor before 11:00 am on the Departure Date. Overstaying this date will Authorize Source Enterprises to levy additional rental charges. 11. Cancellation by Source Enterprises In the unlikely instance that Source Enterprises withdraws the availability of a Property for whatever reason, Source Enterprises will endeavor to locate a Property of equal specifications for the Visitor. However, should an Alternative Property be unavailable or unsuitable, the Visitor will receive a full refund of the Holding Deposit and remaining Balance payment where applicable. 12. Right of refusal and application of other Special Conditions Source Enterprises may refuse at its discretion to accept any Holding Deposit or Remaining Balance Payment and therefore not accept a booking (the Visitor will receive a full refund). Furthermore, Source Enterprises or its Agents may require that other Special Conditions be agreed to on arrival of the Visitor. 13. General law The ‘Terms and Conditions’ for Visitors is governed by the law of the state government of the rental property. 14.
